Necessary Documents.
In order to sell real estate in the state of Northern Baja California or in México, you need to have the following documents ready for us to examine and copy:

  • Title/deed ('Escritura') of your property.
  • Copy of your Immigration Status Form: permanent resident, temporary resident, tourist card.
  • Copies of your utility bills, such as telephone and electricity (note the utility bills must be in the name of the person who appears as the beneficiary on the deed).
  • Copy of title holder identification (passport or voters registration card).
  • Copy of the last property tax (predial).
  • Copy of the last Bank Trust payment.
  • If you have floor plans of your property and a brief description of what your monthly expenses are, operating expenses such as: domestic help, gardener, electric, gas, water, etc, this can help us compile a complete profile of your property.

Assistance with the Capital Gains Tax for Real Estate in Mexico.
The Capital Gains law changed again this year (2012). We do not determine if you are eligible for a tax exemption. That is the strict job of the 'Notario Publico'. After we receive all of your documentation, we send it to be reviewed. A formal response from the Notario's office is then sent to you for your review.

Steps In The Listing & Selling Process

Step 1.- Matching your property with a Baja Real Estate Group area expert.

Step 2.- Sign Listing Agreement

Step 3.- Submit listing photos and information to our Point2 system - We develop and submit your Property Profile to the AMPI MLS System so your property can appear immediately and all agents in the Bay can have immediate access to all detailed information.

Step 4.- Baja Real Estate Group multiple web sites and blogs - We feature your property on our main Baja Real Estate Group web site and its Point2 version along with several real estate blogs we maintain.

Step 6.- Offer Received - Negotiation - We will work hard to get to the main goal of selling your property, in the event that we received an offer, we will forward it to you immediately after it is presented to us. We will discuss with you the pros and cons of it and we will advise you on how to counter offer. Of course we will keep in mind that we must achieve the best possible terms for you. Once an agreement has been reached by both parties we proceed to open Escrow.

Step 7.- Closing process - We keep you informed all of the way, we may need other documents from you; please bear in mind that Mexican law requires that a sellers is always present at the closing, so if you can't be present for the formal closing date, we will assist and guide you on how to grant a POA (Power of Attorney) to someone of your entire trust that can represent you that day.

Basically, we handle it all: making sure all of the documentation is ready and at the designated Notarios office. Once the deed/title has been conveyed and signed by you or your POA person, our closing coordinator emails the funds disbursement letter to the Escrow Company in order for them to follow the instructions in the letter that has previously been signed by both sellers and buyer.

We will request that you confirm once you receive the funds of the transaction as we wait for this news to give full access and possession of the property to the buyer.

Step 8.- Seller Satisfaction You are very pleased and happy with our work and you refer us to a friend or family member.
