Buying A Property To Retire In Rosarito Now
A trend among middle aged clients who have taken a long, hard look at assisted living   in the US –and gone South for better options

If you think that looking at retirement living options while in your forties and fifties is too early, think again. Actually, clients doing so have made this a great year for real estate in Rosarito.

Retiring in Rosarito BeachMax Katz, owner of Baja Real Estate Group, states that roughly  half of the customers buying real-estate in Rosarito and Ensenada, “are now enjoying their properties on weekends and vacations with their teenage children,”, says Katz, “knowing that eventually they will turn this into a full time home”.  These buyers may be on to something. The median cost of assisted living in the U.S. is $3500. In California, it is $3750.

Financial experts have stated that making a retirement move takes careful consideration. “But a CCRC requires extra diligence, since typically it requires a large upfront payment (averaging a quarter-million dollars) that may not be easily or fully refundable, plus high continuing monthly rents”, according to Forbes Magazine.

CCRs and Assisted Living Communities
CCRCs (Continuing Care Retirement Communities) in the U.S. have what is called a “Buy In”. Basically, this is a sizeable up-front deposit.  In addition, you have your monthly fees, starting at around  $3200. These may include three meals a day,   amenities and 24 hour security. Upon passing away, only 70% to 80% of the deposit goes to your estate.  
Other assisted living communities in the US offer a different model.  You have no “Buy In”, but monthly fees staring at $3200 with one to three meals included.  However house-cleaning is extra. If you need help three times a week, in can add up to $1000 or more every month.

What can you get in Rosarito for that kind of money (and change)?
Geographical facts first:  California (U.S.), and Rosarito (Mexico), share the Pacific Coast, and the magnificent views that come with it. But you already knew that.

What you might not know, is that in Rosarito, you can actually buy your own oceanfront condo for $250,000.
For a monthly HOA of around $200 -$250, you enjoy fabulous amenities: Swimming pool, fitness center, activity rooms. And when you need that 24 hours care you have your personal 24 hour live-in maid, for $1000-$1200 a month.  The cost of groceries is an average of 30% lower than in the U.S.
Drive down a little more South, towards Ensenada, and you don't need to settle for to the Oceanfront property: you can have a golf course at your doorstep too.
Properties in the Baja Strip have been steadily appreciating in the last couple of years.  Thus, your gift to your children will be more than cash, it is a solid real estate investment they can resell, rent for income, or just enjoy, as a part of your legacy to them.

About the activities, there is always a yoga class or a card game to be found in the area, and many different clubs and charity's to be active in. People  get together to explore the gastronomical wonders, artistry and beauty the Rosarito-Ensenada region is famous for.

What about health care in Mexico?
The Mexican private health system has been preparing  for the inflow of American retirees for almost a decade now. Being able to enjoy private health care means a consultation with a top doctor can cost around forty dollars, and you can actually get an appointment with a specialist in just a couple of days, if not right away. Emergency and urgent cases are treated like such, and not left to wilt at a waiting room for hours.

Other interesting facts about medical care in Mexico:
  • US insurance is accepted in some hospitals
  • A doctor´s visit starts at $30 US
  • Cost of medicines can be up 70% percent less in Mexico  
  • House visits in Mexico are customary

All at a fraction of the price of what you would pay in the U.S.

State-of-the-art medical facilities can also be found in the city of Tijuana, and San Diego hospitals are just a quick ride away. 

Retirement Communities Association Conference to take place in Rosarito
But not only is has the health care industry been preparing for the Baby Boomer segment. Developers and investors have been doing so too. On November 16th and 17th,  the Retirement Communities Association in Mexico (AMAR) and the state of Baja California, will be hosting their Annual Conference in Rosarito. “Our location is unparalleled with any other region in Mexico and considered the next big retirement and Expat Destination in the country,” said Javier Govi, AMAR president.

About the trend among middle aged buyers looking at future retirement, Katz has said: “Many our clients are looking for larger homes with a room or casita for a care”. This often happens with buyers who have taken a good hard look at the retirement communities in the US, and driven right back to Mexico. No wonder why.
